In many ways, marketing your home is like making a movie. We are telling a story, Your Homes’ Story. Nobody knows your home like You do. That’s why we need Your help. We’ve learned over the years that there are some things that you can do to help us maximize your homes marketability.
During daylight hours, open all draperies and window shades
Open windows thirty (30) minutes before showing to circulate fresh air
To make the residence more inviting, open all the doors between rooms
If possible, place fresh flowers on the kitchen table and/or in the living room
If possible, bake cookies or bread in advance to add a tantalizing ‘homey’ aroma
Replace items not included in the sale, or tag them appropriately with “to be replaced with…” or “not included” signs
All jewelry and small valuables should be stored in a safety deposit box or in a locked closet
Pets should be confined or restricted from view. Also, be sure to eliminate pet odors. Some people may be allergic to them
The kitchen and bathroom (towels folded and toilet lid down) should be spotless
Bedrooms should also be tidy (beds should be made and clothes picked up)
Start at the front door and walk through Your home and remove ‘clutter’
Because You are moving anyway, why not start packing ‘now’ with excess seasonal clothing, toys and other items stored in closets
Cabinets, Closets and other visible storage areas need to be ‘thinned’ out to showcase extra space

Curb Appeal Tips
Mow lawn, trim shrubs, edge gardens / walkways, weed / mulch, sweep walkways / driveway, remove branches, litter or toys
Repair broken windows and shutters, replace torn screens, make sure frames and seams have solid caulking
Make sure pool or spa sparkles
Touch-up exterior paint, repair gutters and eaves
Clean and remove rust from any window air conditioning units
Make sure doorbell is in good working order
Paint or stain front door
General Interior Tips
Add a fresh coat of interior paint in light, neutral colors
Clean and wax hardwood floors, refinish if necessary
Clean / wash kitchen and bathroom floors
Clean the fireplace
Remove extra furniture, worn rugs and items you don’t use
Repair problems such as leaking taps and toilets or squeaky doors
Add dishes of potpourri

Make it cozy and inviting, discard chipped or worn furniture and worn rugs

Make sure appliances are spotless inside and out

Wax or sponge floor to brilliant shine
Unclutter all counter space, remove countertop appliances
Empty Garbage and Remove Odors
Thin out Cabinets and Refrigerator (Yes, People Open Doors!)
Clean all stainless steel shine
Do NOT cook Fish or oily food products while Showing
